📢 BIG NEWS – Up to SIX Homes🏘️ on ONE Lot ⁉️
In an effort to combat the housing crisis, the Provincial NDP Government has proposed legislation to allow for up to:
🟢3 to 4 Dwellings🏘️ Per Single Family Lot
🟢Up to 6 Dwellings🏘️ if near Skytrain🚄
“Under the new legislation, municipalities of 5,000 people or more will be required to update their zoning rules, allowing for three to four units on a standard residential lot, and up to six units on larger lots near rapid transit.”
🟢What about coach homes, carriage homes and laneway homes❓
” Communities must also allow at least one laneway home or secondary suite on single-family or duplex lots.”
🟢Supportors of the legislation and the NDP Government claim:
” The province forecasts that the changes could deliver up to 130,000 new small-scale multi-unit homes in the decade to come.”
🟢Critics of the plan claim point to all of the zoning and infrastructure issues. The unfair burdens of cost by tax payers to foot the bill for all kinds of high costs that benefit some and not others, and also the overreach by the Provincial Government. They also point out the fact that currently it’s Developers who are paying the costs to put in parks and green spaces and the likes now, and now that could change and now be on the taxpayer. The cost of owning land could potentially become out of reach based on the opportunity cost and latent value the lot now possesses, further making it impossible for a family to own their own Single Family Detached home.
🟢Many people also feel that this is a very drastic and extreme measure that has only become introduced in response to the failure of the same government to address the housing crisis in the first place, before it became unmanageable through regular means.
