Clayton townhomes: what to check before booking showings
Clayton is a busy Cloverdale-area market where buyers often compare newer townhome pockets, family streets, schools, shopping, and commute routes into Langley or Surrey.
Use the live listings on this page together with the market charts instead of judging one property in isolation. A listing can look great online and still be the wrong fit once you check the building, street, strata, parking, timing, and competition.
- Check strata fees, parking, layout, storage, and visitor parking.
- Compare pet, rental, age, and bylaw details before you fall in love with the kitchen.
- Ask whether the complex competes well against nearby Langley and Surrey options.

Buyer Checks
- Review strata documents, contingency reserve, insurance, pets, rentals, and any upcoming work.
- Check tandem vs side-by-side parking, visitor parking, storage, and street congestion.
- Compare price per usable square foot, not just the headline list price.
Seller Notes
- Make the family-function story obvious: bedrooms, storage, parking, outdoor space, and school convenience.
- Have strata documents ready early so buyers do not get cold feet during subjects.
- Price with nearby active townhomes in mind, especially similar age and layout competitors.

Clayton: What To Know
Cloverdale is where I live now, and it has a really interesting mix. You still get some of that old western, small-town Cloverdale feel, along with traditional lower-density neighbourhoods, but there are also pockets of brand-new large homes with suites and a very different feel. The key is knowing which pocket you are buying into. Cloverdale can feel classic, newer, family-oriented, rural-edge, or redevelopment-heavy depending on the exact area.
